Get your home ready to sell, in the right order.

Buyers want a home that is finished.

In today’s market, many buyers have little cash left after the down payment and closing costs. A home that looks done tends to get more attention, and a home that looks like work tends to get marked down. Here is what to fix first, what to do next, and what to leave alone.

Step 1

Fix these first

The things most likely to make a buyer walk past your home, or lower an offer by more than the repair would cost.

Fix first

Bathrooms that look worn, stained or dated

A tired bathroom is one of the first things buyers price in. They tend to guess high on the cost, and the guess comes off your offer. If a full reno is too much, new caulking, grout, a vanity top, taps and lighting can change how it reads.

Fix first

Kitchens in poor shape

Broken cupboard doors, worn counters and damaged flooring stand out. Often paint, new hardware and a good clean beat a full remodel.

Fix first

Leaks, damp and moisture

Stains, musty smells, a wet basement or roof problems will worry buyers and their inspectors. Get them repaired or documented before you list.

Fix first

Furnace, A/C, water heater and electrical

Buyers and insurers look at age and condition. If something is at the end of its life, ask us how to handle it before you list.

Fix first

Smells and pet marks

Smoke, pets and cooking odours put buyers off fast. Clean, replace carpet if needed and air the house out.

Fix first

Peeling paint and bold colours

Damaged paint reads as neglect. Strong colours make buyers picture a repaint bill. Neutral walls solve both.

Fix first

Unfinished work or missing permits

Half-done projects and work done without permits raise questions. Tell us early so we can plan around it.

Step 2

Then do these

Low-cost jobs that make the house look cared for, in photos and in person.

Do next

Paint the main rooms in a warm neutral

The best value for the money in most sales, and one a painter can do before photos.

Do next

Deep clean everything

Windows, baseboards, grout, appliances, inside the oven and closets.

Do next

Replace worn flooring or carpet

Only where it is worn, stained or dated. Patch or clean the rest.

Do next

Update light fixtures, switches and hardware

Bright, matching lighting and fresh cabinet hardware make rooms feel finished.

Do next

Declutter and depersonalize

Pack up half of what is on shelves, counters and fridges. Remove family photos.

Do next

Tidy the front: door, lawn, walkway, house numbers

Buyers decide from the street and the first photo.

Do next

Fix small things

Dripping taps, loose handles, sticking doors, burnt-out bulbs and cracked outlet covers.

Leave alone

Skip these

Not worth the money or the risk just before you list.

Skip

Full gut renovations right before listing

Large projects cost more than you can expect to get back, and the timing risk is yours.

Skip

Pools, hot tubs and outdoor kitchens

Great for some buyers and a turn-off for others.

Skip

High-end, personal-taste upgrades

Custom finishes only pay off for the person who chose them.

Skip

Anything that cannot be finished and cleaned up before photos

A half-finished project is worse than none.

Paint colours that sell.

Neutral does not have to be boring. Walls in a warm white or soft grey, bright trim, flat white ceilings, and one confident front door. Always test a sample on your own wall, in your own light.
